    Old home

    Many old homes have poured glass. This type of glass is easy to recognize as it's not flat. You will often see bubbles, wavy areas and in some cases drips of glass. These windows can not be cleaned by regular methods and must be priced by an on site estimate.

    Homes that have an abnormal amount of dirt and grim in the window tracks will be cleaned to the best of our ability. In cases where homes are surrounded by heavily wooded areas or windows have been neglected for years will have this issue.

    Our pricing does not include removal of large amounts of paint overspray removal.

    Our pricing does not include removal of hard water stain removal.

    Hard water stains form on windows that are exposed to over-spray from lawn irrigation systems. Mineral deposits in the water collect on the glass and appear as a hazy white or sometimes yellow film. If left on the glass, this film will etch the glass over a period of time. Your windows can be safely restored by our professional staff using our chemical application service, eliminating the risk of expensive window replacement. In some cases the staining can be so extreme no process other then window replacement will repair a hard water stained window.

    Hard Water Stains

    Stains are caused by the following situations:

         Sprinkler Stain: This stain is caused by a sprinkler system placed to close to the glass. The spray is directed in such a way that it hits the glass on a- regular basis. These stains can also be developed from winds that blow the water on the glass over a period of time. Calcium, salts or magnesium from the local water system cause most sprinkler stains.

         Condensation Stain: This stain is caused by water collecting under the first few inches of a window frame along the top. The sun does not evaporate the morning dew and over time this can cause a stain. Condensation stain can also be caused by broken window seals. In cases where the seal is broken the window can not be cleaned to a spotless shine. In this case, window replacement is your only option.

         Building Run-off Stain: The minerals present in building materials such as limestone, Portland cement, brick or other materials leaching on to the glass surface after rains cause this stain.

         Chemical Stain: This stain is caused by chemical residue from certain cleaning solutions left to dry on the surface or reaction from the chemical upon application. Insufficient rinsing from power washing is notorious for leaving this type of stain which appears as a haze over the majority of the glass surface.

         Screen Burn: Some windows have what is known as "screen burn" which can appear as anything from small water spots to a heavy gray or rust-colored haze on the outside of the glass. This occurs as a result of rain water passing through the screen and depositing oxidized metal onto the glass. These deposits do not wash or scrape off, and a special treatment must be used to restore the glass to its original shine. 

    The lack of a regular maintenance program allows minerals and chemicals to etch or build up on the glass surface and if left untreated will cause permanent damage. The cost of removal can be substantial, although it is much less than the cost of replacement. Many times it is not possible to discover the full extent of damage or determine the price of removal until a Standard Cleaning is performed and viewed by the customer and window cleaning contractor.

         We will inspect the project with you to confirm the stains and perform tests in areas agreed upon, to determine to what extent the stains can be removed. The cost of the testing is free.



    Fogged Window:
    Some windows have broken seals which causes them to "Fog". These windows can not be cleaned and replacement is the only way to fix this issue

    A CREDIT CARD IS REQUIRED FOR BOOKING.

    A 25% FEE WILL BE ASSESSED IF WE ARE NOT NOTIFIED WITH IN 48 HOURS OF A CANCELATION OR RESCHEDULE.

    A 50% NO SHOW FEE WILL BE ASSESSED IF WE SHOW UP TO YOUR HOME AND NO ONE IS HOME.

    SOMEONE MUST BE AT THE HOME DURRING THE ENTIRE CLEANING PROCESS.
